The Project

One Queen Anne’s Gate is the biggest project Maple Springfield has commissioned to date. Set in the heart of St James's, in an extremely sensitive residential area, the scheme comprises the demolition of four separate commercial buildings, two of which involved retained façades, the formation of a large basement and the creation of 24 luxury apartments for sale, including a roof-top penthouse behind a new structure with an appearance in keeping with the historic environment it is set. An affordable element and a car-stacker car park were also part of the scheme.

The Works

Stage 1

The initial service, led by Julian was construction methodology, buildability and programming to inform the commercial appraisal, shape the design and make it as efficient as it could be, as well as directing the design team and supporting town planning. This was carried out in a series of pre-agreed consultancy appointments that occurred over a period of 18 months until the scheme was submitted for Planning


Stage 2

The project then moved into Pre-Construction with a small team, led by Hugh, who essentially developed the project execution plan, managed design and scoped, procured and administered the contracts of the demolition, basement and concrete frame contractors. Importantly, this was carried out on a consultancy basis and there were no OHP mark ups on the various trade contractors, with each contractor operating as Principal Contractor for their stage of the project. The team also continued to procure the subsequent trade packages in this period.

Stage 3

Once the concrete frame contractor got above ground and the basement became available for follow-on trades, Blue Sky Building became the Principal Contractor, under a construction management appointment to deliver the remainder of the project, also under the leadership of Hugh. Only at this stage did we introduce site management resource to manage the 25 or so specialist trade packages.
